What is a Maintenance Request?

While do check your property for any issues or damage, as a homeowner, you are required to send a formal maintenance request to our team. whether it’s minor repairs like fixing a leaky tap to major issues such as a backed up toilet, these requests help our property managers understand and resolve the issue quickly and efficiently.

When you request maintenance, be as detailed as possible. For example, if you are putting in a request for a barbecue repair, please specific if the equipment is gas or electric and its make and model number. These details are valuable in helping us speed up the process.

How Do I Submit a Maintenance Request?

We have simplified the maintenance request process as much as possible. Both landlords and tenants can request maintenance through our online form, where you can provide details of the issue and upload photos if possible. This information helps our team quickly organise the repair.

    All non-urgent maintenance issues must be approved by the landlord.

    • Completion of this form does not guarantee the maintenance will be carried out.

    • The Property Manager will submit all maintenance matters to the Landlord within 48 business hours of the form being submitted

    • Please note: If the repairs needed are for an appliance, please advise whether it is gas or electric and where possible the make and model number. This will speed up the process of organising the repair.

    I Acknowledge:

    • All information provided on this form is true and correct to the best of my knowledge;

    • My contact information may be provided to either the contractors engaged by My Property House Pty Ltd or owner of the property to facilitate contact in order to carry out the repairs;

    • Any maintenance reported has been caused by general wear and tear. I am aware that any maintenance caused by deliberate misuse of the property is solely my responsibility and I must rectify these immediately.

    • The landlord is not obliged to approve any maintenance issue, unless maintenance is deemed as “Urgent” under the terms of the Residential Tenancies Act for my relevant state.
